ESTATE OWNERS Evaluating the Property Whether it is a house, condo, apartment building or commercial property, it is important for me to inspect it inside and out. It doesn't matter if it is in good or poor condition, if it is occupied or vacant and full of furniture and belongings. If possible, I would like to meet you at the property. If you live far away, then I can go on my own. After I have inspected the property and taken some digital photos, I will go back to my office and prepare a comparable market analysis to determine the value of the property. I will also make a list of recommended repairs. I will also give you a value based on "as is" condition. Preparing an Estate home for sale If you are the administrator, executor, or owner responsible for selling this property, getting it ready to sell can be a daunting task. It's even harder if you have a full time job and a family to care for. Or worse yet, you live far away. Let's take a fairly typical case where you are the executor of your parent's estate. You have been granted the power by the court to sell the property, make decisions, and write checks. You don't live near the property and you just want to to get the property sold quickly and for as much money as possible. Let's assume that the property still has the furniture and personal belongings. It needs carpet, paint, some yard care, and a few minor repairs. Let's also assume you have a couple of siblings who are not decision makers but are entitled to 1/4 each of the proceeds. Let's also assume that there is a mortgage, and various other bills that must also be paid off prior to dividing any moneys. The first thing you need to do is to decide who gets what furniture and belongings. After items are divided and removed, anything left can be donated to Goodwill, Salvation Army, or any charity of your choice. I work with many and can make some good recommendations. I can assist in all of this. Afterwards, I can help to assist in arranging for a cleanup crew to come in and remove all remaining debris or trash from the premises. Now the property is finally vacant and ready for the painters or workmen to get busy. IMPORTANT NOTE: You will also have the option and price opinion to sell the house "strictly as is". Many times there may not be money available for any sort of repairs. In that event, don't think you will be losing alot of profit. Because sometimes it's more profitable and quicker to save the repair money (and time) and get it sold quicker for a lower price. Sometimes in the end you might end up with a very close net profit to what you would have made paying for repairs. Every home is different, and every situation is different. If you decide on some cosmetics or repairs to help the property sell faster, I will assist you in obtaining various bids from contractors, and will coordinate their starting of the work. Now, let's assume the property is ready for sale (repairs or "as is"). This is when we place you home on MLS (Realtor's Multiple listing Service).
